The historic Pearl Brewery, a 20-acre campus located along the San Antonio River, stood empty for several years after closing in 2001. Silver Ventures, a local developer, purchased the site in 2002 and developed an ambitious vision: completely transform the Pearl Brewery site and the surrounding neighborhood into a mixed-use development, combining education with other uses including residential, dining, culture, arts, shopping, and recreation.
Project for Public Spaces worked with MJM Management Group and the development team to create a program of activities and a management plan for the site. Key program elements like a public market were designed to bring residents and neighbors to the site regularly. These elements were layered with commercial tenant management plans and a comprehensive parking strategy to ensure the public spaces would grow with the community. The team also made recommendations for the maintenance, security, hospitality, and marketing and branding of Pearl Brewery.
Evolving incrementally over the past decade, gradually bringing restaurants in and creating destinations, Pearl Brewery was recently honored with the Global Award for Excellence by the Urban Land Institute. It is now a top destination in the city and rivals downtown as a nightlife and shopping district.
