Phase III: Implementation

As the public market moves into implementation, PPS maintains its involvement to make sure that the recommended development plan is being successfully implemented by the project architects, leasing team, and the future management and sponsor of the market.

Market Design Development
While architects love to design markets, few have actual experience in doing so. There are many seemingly small design decisions which have to be made that can have a major impact on the functionality of the market for management, tenants, and sponsors. PPS prepares more detailed designs, conducts working sessions with the project architect, and performs official design reviews for sponsors--all to assure that the market is attractive for customers, functional for and creates a unique gathering place in the community.

Management Training
Managing a market is a specialized skill with unique demands. We will assist in the retention and training of personnel to fulfill the needs of the market owners, tenants and customers. This job will be particularly demanding in the development and opening phases and will level off allowing the management to assist in other responsibilities.

Tenant Coordination
Vendors often need quite a bit of training to understand the scale of operations and how to do high volume in small spaces. All aspects of operations from display to cleaning to storage need to be considered and coordinated into a working stall. We work closely with tenants to develop tight product lines and create a market with a strong retail component.

Marketing and Promotions
Advertising draws customers for a first visit, but is expensive to maintain. Word of mouth is the most powerful tool, and public markets can access free press through effective activities and promotions. The experience of the market itself will be the foundation for an ongoing campaign to position the market in a competitive environment for food shoppers. PPS will work with developers or management on a campaign combining in-house promotions and demonstrations with standard media buys.

Ongoing Trouble Shooting
As Yogi Berra once said, "When they say it can't be done, it doesn't always work out that way." Public markets present numerous unforeseen challenges. PPS's team provides access to not just our own expertise, but a network of market operators who can provide lessons learned on specific challenges. We can provide the sense of security that someone is there who can assist as needed.
