		<description><![CDATA[&lt;strong&gt;Grand Junction Enters the 21st Century&lt;/strong&gt;&lt;br/&gt;Grand Junction&#039;s city planners-- full of Boulderites longing to replicate the Pearl Street mall-- have long pushed for mixed-use development... but unfortunately tried to mandate it in the wrong market areas-- namely the 24 Road corridor.  The First &amp; Patterson location, however, is an ideal location to introduce Grand Junction to the concept of mixed-use and its benefits, primarily a reduction in passenger-trips on our increasingly-overloaded local infrastructure.  My firm, 3rd Works (see www.3rd-Works.com) finds the overwhelming majority of our nationwide retail development projects to be vertical mixed-use projects, and it&#039;s about time Grand Junction finally joined the 21st century with the rest of the nation!]]></description>
